Excellent info Warren,

Been in the hotel biz for 30+ yrs. Same general area as yourself, well north and west.

I've had too many situations that arrise out of nothing and once in awhile something to not be too aware.

Ins companies now send out risk assesment folks PRIOR to accepting you. If you so much as protest any of their "gawd on high" recomendations, they just cancel you! Been there done that!

Now most of what they suggest is good, but some of it is so far fetched, especially for the area you operate, it's like WOW, I've only been is bix for x yrs and not even in my nightmares could create such a scenario.

As you well know, commercial ins is NOT at all like buying auto insurance!

I'm very glad I do operate in a right to work state. NEVER will a reason for termination be revealed! Don't have to, aint going to!

#6 & 7 are criticle in my book, which I call a proceedure manual, Policies are nothing but a brick wall that causes lawsuits!

#4, correct, a Zebra can't actually change it's stripes.

#2, can't support such more! Hey folks, these are the people that you are entrusting your investments with! Take care of them, they will, for the most part, take care of you. Your assetts inclulded!

Very often in the hiring process we will take on the 3 monthers. For the reasons you have detailed. I don't need them in the winter, and don't want them. Most self terminate. Usually about the same time we are so ready for them to be gone too!

Don't put bad people in charge of your sales area! EVER!!!!

Ok so I now sound like a Lemming. Your time over here has been appreciated and I'll be seeing you in coyote land too.

Ciao
